    Once you have picked out the property you want to purchase, Susanna will complete a market value assessment (comps) and investigate the potential costs and expenses associated with the new property. Based on Susanna’s market value assessment you will be ready to make an informed competitive offer.

    Making an Offer

    Once you have found the perfect property, Susanna will sit down with you and review all the details and variables of the offer. Guided by Susanna’s market value assessment, an offer price will be collaboratively established. Working as team, Susanna will prepare the formal written offer on your behalf. Susanna will bring her substantial experience and expertise to this process, which will greatly enhance your chances of having your offer accepted.

    Offer Terms

    In addition to the offer price, the offer also contains important terms governing physical inspections, home warranties, escrow and title fees, appraisal and loan contingencies and other very important terms. Susanna will expertly guide you through all of these offer elements ensuring your best interests are safeguarded.

    Offer Submission and Acceptance

    Your offer will be accompanied by your Lender’s pre-approval letter and your “proof of funds” evidencing sufficient funds to cover your down payment and closing costs. Often there is a counter-offer process between the seller and the buyer where additional negotiation of prices and terms are negotiated. Susanna is a Certified Real Estate Negotiation Expert (RENE) and will expertly guide you through this process. Your offer, if accepted, becomes the binding purchase agreement.
